If you're closing deals but feeling stuck, the right team might not be a step back. It might be the move that changes everything.

You’ve built your business. You’ve closed deals, built your brand, and developed your client base. So why would you ever consider joining a team?

Look, folks, after closing almost 100 transactions on my own and building a team that now does over 200 a year, what I’ve learned is that the right team doesn’t hold you back. It removes a ceiling you didn’t even realize was there.

Not all brokerages are built the same. There are great brokerages out there that offer very low fees but provide little value. Then others charge high fees but are so big that they can’t actually serve you or help you grow. So if you’re thinking about making a move, the question isn’t just where to go. It’s what to look for when you get there.

Bigger opportunities come from bigger producers. When you’re working with somebody who’s actually producing at a high level, you get access to things you wouldn’t have on your own. You may be an agent closing 10 deals, and you’re like, I’m fine. You’re fine because it’s been so normal. But you could probably do more deals with less work through a different system and process. And that’s where “fine” becomes the ceiling.

Accountability and structure change everything. I coached a 20-year agent with an amazing track record and work ethic. All he needed was someone to hold him accountable. He knew I was a peer, knew I’d push him, knew I’d bring new ideas. And guess what? Immediately, things started changing: more opportunities, properties under contract, people coming out of the woodwork. We just committed to doing the work, and the business followed.

I had another agent work with me after a couple of years in the business. By year four, they closed 92 transactions. I provided over 90% of those opportunities. They were absolutely amazing. The difference was having the system, the process, and the opportunity in front of them.

Support and leverage to protect your time. Early in my career, I’d closed a little over 50 deals on my own and went to my broker saying I wanted to close more. His response was, “Dude, I’ve never even done that many deals. I don’t really know what to tell you.” That was the moment it clicked. My brokerage was my ceiling. They weren’t allowing me to grow.

That’s when I built the systems that took me from 50 to 70 to 101 to 150 to over 200 transactions a year. That year, I personally closed 97 while my team handled another 70 to 80 on their own. The kind of support I’m talking about is transaction coordination, office management, lead handling, script training, keeping deals together, financing, and investment properties.

Your sales business should build your investment business. Find a brokerage, a coach, or a team that will push you to buy real estate. I never knew my portfolio of single-family, multifamily, and commercial properties would compound so much over time. Time will always flatten you. If you can start early, the growth will follow.

The right environment elevates you. When you’re surrounded by agents who are getting up earlier, arriving at the office sharper, having better conversations, and closing bigger deals, you rise because the standard around you is higher. If the people around you are telling you two deals a month is amazing, you’re going to stay at two deals a month. But you can do 30, 50, or even 100. I’ve done it. You can do it. You just need a blueprint, systems to support you, and people operating at the level you want to reach.

Get up early. Have a strong workout. Read at least 10 pages a day. Create your best day every day, and you will have your best year ever.

Right now, I see more opportunity in this market than I’ve ever seen.
